Los Angeles Mixed Use

Strategically located next to a freeway on-ramp, this project takes advantage of extremely high traffic visibility and dense, urban infill demographics. A mixed-use development featuring a 120-room, 3 story Extended Stay America hotel, a drive-thru Jack in the Box fast food restaurant, an ARCO gas station/convenience store, and a multi-tenant retail building anchored by a drive-thru Starbucks and a local soul food sit down restaurant. This project showcases our expertise in identifying high-traffic, high-demand sites and delivering well-designed, community-serving commercial environments that benefit both investors and the community through needed services and increased tax revenue.

Infill land is scarce, entitlements are hard-won, and the developers who understand both know where the real value is created. We focus on mixed-use projects in supply-constrained Southern California markets — ground-floor retail or restaurant space anchored by residential above, designed to activate street life, serve the surrounding community, and generate multiple income streams from a single asset.

We bring 30 years of entitlement experience, contractor relationships, and market knowledge to every project. We know how to move through the planning process efficiently, structure deals that attract quality tenants before breaking ground, and build projects that hold their value through market cycles.

For our investment partners, mixed-use development offers the potential for outsized returns on cost — particularly when land is sourced off-market or through distressed situations where we control basis from the start. If you’re interested in ground-up development with an experienced team that has done it before, let’s talk.
